Scope of Work

• GPS site survey with elevation map
• Rock removal where ledge surfaced
• Cut-and-fill to engineered pad elevation
• Finish grade with positive drainage on all sides

Challenges

A shelf of granite turned up right under where the garage corner was headed. We'd already probed the ground, so we priced the rock work before starting and there was no surprise change order later. A hydraulic breaker chewed through the ledge and kept the days on track.

Outcome

We handed over the pad on the same date we first quoted, with the rock work absorbed into the schedule rather than bolted onto it. A year on, the builder reported the foundation hadn't settled a hair.
